Salary: £26,000.00-£28,000.00 per year
The company was established some 25+ years ago now, looking after many repeat landlords while continuing to build our ever-evolving business for new opportunities/landlords.
The working hours are Monday Friday 8.45am 6pm. Salary dependent on experience.
Working in a small close nit team based within a traditional styled office, the role is very busy and fast paced. It requires the Property Manager to prioritise workload and have excellent time management skills.
A main part of your day will be assisting with enquiries, by phone and email. Your biggest challenge will be to build strong and personal relationships, most of the time without face-to-face communication. A confident, attentive individual, with friendly professional phone manner will be essential to achieve the best possible performance for this role.
Essential Qualities:
* Property Management experience (3 years plus)
* Experience with serving Section notices
* ARLA Qualified (preferred)
* Strong IT experience
* Excellent customer service
* Able to prioritise workloads
* Work well under pressure
* Good team player
* Previous experience attending court
* Knowledge of regulatory compliance
* Fast learner
* Good attention to detail
Duties:
* Responsible for the day to day management of circa 175 properties
* Organising and overseeing maintenance
* Dealing with landlord and tenant queries
* Being pro-active in chasing arrears and management issues, whilst updating both tenants and landlords on such issues
* Ensuring you are compliant with all legislation (gas safeties, mandatory electrical certs etc.)
* Dealing with contractors/checking contractors credentials
* Dealing with deposit returns
* Dealing with rent insurance/eviction claims
* Coordinating move ins/move outs inspections
* Liaising with the accounts team regarding payments, arrears, and invoicing
* Registering deposits and handling end of tenancy disputes between landlord and tenan
