G4S are currently looking for a Maintenance Team Leader to join their team at Nuffield Ortheopedic Centre to supervise others either as a team or on an individual basis in the maintenance and repair of all Hard FM assets which are the responsibility of the G4S FM team
Whats involved:
To supervise and co-ordinate staff, maintain sound employee relations, high morale and create an environment which facilitates the delivery of high quality services through dynamic leadership, good staff communications, staff development, direction and technical guidance.
To prepare workloads and to delegate duties to staff to ensure a continuous and reasonable workload for technical/supervisory, skilled, semi-skilled and contractors personnel.
To monitor staff, staff performance, time keeping, payroll and overtime worksheet returns as applicable.
Manage staff leave to ensure that all absences do not affect the effective and smooth running of the maintenance function. To monitor and evaluate sickness leave and address any identified issues for appropriate action.
To participate in recruitment and selection processes, ensuring the team is resourced to maximise service levels.
To carry out formal annual and periodic staff interviews of the maintenance team in order to review individual performance, identify individual staff skills, training and personal development needs to meet their needs and the long-term objectives of G4S.
To provide appropriate technical assistance and instruction or guidance to ensure that the maintenance staff understand and are able to use tools, equipment and information systems provided.
To manage the permit to work system for all subcontractors and Trust Estate Staff entering and leaving the site, ensuring full compliance with Health & Safety regulations are enforced, to ensure all works are inspected at the end of each working day prior to them leaving the site.
To ensure all works are inspected and signed off prior to the sub-contractor leaving the site having completed the works required.
To carry out weekly inspections of all Hard FM areas of responsibility ensuring all statutory compliance regulations are being met.
To review contractor / supplier reports and action any necessary remedial works. To upload all reports to the QMS system.
To manage all first responses to reactive jobs placed on the Helpdesk, and co-ordinate rectification as required.
To liaise with Sub-contractors and suppliers in obtaining quotes and subsequent raising of Purchase Orders for presentation to the Hard FM manager to authorise, keeping Management informed of their progress.
Liaise with the Trust representatives on progress of any planned maintenance. Liaising with departments about the works so as not to affect the operational needs of the Hospital. Escalating any issues to the Hard FM Manager as appropriate.
To review and close down purchase orders that have been raised.
To liaise with the contract Administrator(s) with regards to the CAFM system.
To ensure that the CAFM system is constantly monitored and updated.
To oversee and/or operate planned maintenance procedures for assets etc, effectively and safely.
To deal effectively and safely with breakdowns and damage to assets as required and by out of hours response where necessary.
To take a lead in the training and development of staff involved in site maintenance activities.
To provide guidance to hard FM staff on matters within their range of qualifications, training and experience
Where appropriate to act as AP or RP for the site.
To attend G4S, SPV and Trust meetings as requested as a G4S representative.
To deputise for the Hard FM Manager as required.
To identify areas for improvement in response to customers requirements and needs.
Other duties include:
To undertake personally or supervise other G4S or specialist sub-contract labour in the following:
Supervising maintenance inspection and repairs to various types of heating, water, ventilation, electrical, mechanical and security systems and services throughout the site.
Supervising maintenance inspection and repairs to various assets, building fabric and estate, e.g. furniture, internal and external fixtures and fittings, grounds, access and parking, etc.
Providing technical assistance and supervising the diagnosing of faults on all M & E support systems and rectifying where within levels of competence.
Following detailed drawings and operational maintenance manuals in order to carry out all planned maintenance, routine inspections and repairs.
Development of maintenance routines and procedures and preparing and maintaining relevant technical records.
To report on plant and equipment at the end of its lifecycle and ensure timely replacements with the minimum of disruption.
Working with other maintenance staff to develop cross-skilling and cover all levels and aspects of maintenance activities on a team work basis.
To act as Fire Warden for the Hard FM Workshop as associated areas.
Essential:
Experienced with suitable knowledge as a electrical or mechanical engineer
Experience of building maintenance.
Good at organising, motivating staff, colleagues and clients
Ability to supervise staff and maintain standards of performance.
First Aid at Work Training
IOSH Managing Safety Training
Desirable:
Minimum of 3 years post apprenticeship experience of building and facilities maintenance.
Minimum of 3 years Supervisory experience in an engineering environment.
Previous experience of management of engineering staff.
Previous experience of TREND BMS or similar types of PLC based control systems
Experience of fault finding / problem solving on complex systems or plant
Previous experience of managing and controlling contractors.
