Job summary
Dandara Living are seeking a Regional Facilities Manager to assist on overseeing the day-to-day facility operations and ensure that all services and activities are carried out efficiently, enabling profitable operation of the Estates. This role will be National Coverage however can be located within any of our sites. You will be responsible for developing and maintaining effective working relationships with all stakeholders as well as collaborating with operational colleagues to negotiate the best outcomes for the business delivering excellent customer service to all residents, contractors, and visitors.This is a role which will allow someone to maintain the standards on our facilities and Health and Safety management and support the operations team on the delivery of our pipeline of Build to Rent homes and communities across the UK.
What you will do
Support the Head of Asset of Management, with the management and optimisation of the OPEX budgets and generate innovative ways of generating ancillary income across all sites.
From time to time undertake inspections of the apartments as required.
Undertake quarterly inspections of the building.
Health & Safety compliance - to include regular system testing.
Coordinate all day to day on site services and sign off in accordance with maintenance schedules.
Undertake and record all safety checks.
Respond to out-of-hours for emergencies as required.
Ensure building is a safe environment in which to live and work and that it is managed in accordance with procedures.
Support achievement of budgetary targets for the site by day-to-day contractor supervision.
Ensure communal areas, such as bin stores, car parks, cycle stores are maintained and well kept.
M&E management - liaison with 3rd party contracted soft and hard service providers.
Oversee reactive maintenance and ensuring KPIs are met via CAFM system Fix Flo
Oversee pre planned maintenance and ensuring KPIs are met via compliance system Quooda & RAMs App
Oversee procurement of service contracts on an annual basis ensuring PQQ
Prepare monthly board reports, on the compliance and KPIs.
Oversee projects with Building Safety Partner, ARK, e.g., Building Safety Cases
The control of all activities relating to the technical and efficient operation of the installed building systems including all MEP assets and compliance with statutory regulations
Ensure the team and Specialist Vendors comply with the contractual service level agreements (SLA's)
Proactively promote a Safety First culture in the engineering teams.
Technical Support/Assistance of MEP systems and works where required, such as Capital Expenditure Budget related projects and Asset Life Cycle Planning/Assessments.
Team Management
Supporting the General Managers with the onsite team to deliver optimum efficiency and service.
Working with line manager to streamline and integrate processes across the sites.
Plan and implement management.
Training and mentoring.
Supporting the General Managers with conducting performance appraisals.
Maintaining the motivation and engagement of the on-site team.
